How much is the First Home Owner Grant in 2026?

FHOG amounts vary by state and apply to new homes only (including off-the-plan and substantially renovated). Queensland and Tasmania offer $30,000. South Australia offers $15,000. NSW, Victoria, WA, and NT each offer $10,000. The ACT uses stamp duty concessions instead of a traditional FHOG. All states have property value caps. Source: state and territory revenue offices.

Stamp duty exemption thresholds. NSW: up to $800,000 full exemption (concession to $1,000,000). VIC: up to $600,000 (concession to $750,000). QLD: up to $700,000 (concession to $800,000). WA: up to $430,000 (concession to $530,000). You can combine FHOG with stamp duty concessions and the federal First Home Guarantee (5% deposit, no LMI).
